Macdonald & Company is proud to partner with a distinguished real estate development and asset management firm that specializes in commercial, multifamily, and mixed-use properties. With a legacy spanning over four decades, the firm has built a reputation for acquiring, developing, and managing high-quality real estate projects. Their deep expertise and commitment to excellence have resulted in a robust portfolio, with a particular focus on the rapidly growing Charlotte MSA.

As part of their continued growth and expansion, the firm is seeking a Vice President of Development to spearhead new development initiatives, while also overseeing the evolution of their existing multifamily, office, light industrial, and land portfolio.

Key Responsibilities:

Development & Construction Oversight:

  • Lead the development process across multiple project types, including tenant upfits for office spaces and full-scale multifamily and mixed-use developments.
  • Collaborate closely with senior leadership to generate creative solutions and approaches to development challenges, driving the vision for each project while ensuring feasibility and success.
  • Oversee the construction management process from start to finish, ensuring adherence to timelines, quality standards, and budgets.
  • Manage the bidding process for both large and small-scale construction projects, ensuring cost-effective solutions and reliable contractor selection.
  • Guide and delegate responsibilities to the internal lower-level construction management team, while remaining actively involved in key decisions.

Project Coordination & Oversight:

  • Oversee all third-party professionals involved in the development process, ensuring smooth collaboration and effective communication between architects, engineers, contractors, and other stakeholders.
  • Review and understand construction drawings, systems, and specifications to ensure projects are executed according to plan.
  • Contribute to the visioning and planning of new development projects, working closely with internal teams to brainstorm creative and effective approaches.
  • Ensure that all project-related documentation, including contracts, budgets, schedules, and permits, are managed and maintained properly.

Zoning & Entitlements for Multifamily Development:

  • Lead the zoning and entitlement process for new multifamily developments, ensuring compliance with local regulations and obtaining necessary approvals to move projects forward.
  • Collaborate with municipalities, engineers, and legal teams to navigate the entitlement process, securing zoning changes, permits, and approvals for project execution.

Team Leadership & Collaboration:

  • Work closely with the President and Director of Development to ensure alignment on project goals, while providing support to the external construction management team.
  • Delegate tasks effectively to ensure timely execution, while maintaining the ability to step in and contribute to decision-making as needed.
  • Ensure that the smaller, more focused team is operating efficiently, balancing both development and construction responsibilities.

Large-Scale Project Involvement:

  • As the firm grows, play an active role in executing larger, joint venture (JV) projects, particularly when taking land positions to market.
  • Collaborate with the team on large-scale project executions, leveraging expertise to ensure successful implementation.

Qualifications:

  • Bachelor’s degree in Real Estate Development, Construction, Architecture, or a related field.
  • 5+ years of experience in real estate development and construction management, specifically in overseeing both large ground-up projects and smaller tenant upfits.
  • Extensive knowledge of construction drawings, systems, and specifications, with the ability to navigate both small and large-scale developments.
  • Strong experience with the bidding and construction management process, managing timelines, budgets, and contractor relationships.
  • Proven ability to delegate and manage a smaller team, with a leadership style that fosters collaboration and clear communication.
  • Strong financial acumen, with experience managing project budgets, tracking costs, and creating financial incentives.
  • Creative problem-solving skills, with the ability to contribute to the visioning process and think strategically about development approaches.
  • Ability to navigate both development and construction management responsibilities seamlessly, while maintaining focus on both vision and execution.
